Long-Term Lease Services
Tenant Communication
We will locate, interview, and conduct background checks on all potential tenants for your rental home. We will present any qualified and reviewed tenants to the homeowner for approval prior to placement. Additionally, we will manage all lease contracts and paperwork, handle rent/payment collections, and facilitate eviction processes if needed.
Property Maintenance
Our services will take care of managing all service calls, including plumbing, electrical, HVAC, landscaping, and general appliance maintenance. If needed, we will arrange for sporadic deep cleaning of the property (i.e., between tenants or after evictions).

Concierge Services
Our concierge-level services can include a variety of options to make your guests' stay more enjoyable, including but not limited to:
- Grocery and supply shopping prior to arrival
- Thermostat adjustment for arrival and departure
- Décor for special holidays or celebrations
- Boat or PWC rental pickup/delivery
- Excursion or activity arrangements
- Private chef for specialty dinners and events
Rental Management
We can manage as much or as little of your property as you want. Some of our services include:
- Managing maintenance calls from renters, scheduling service calls for needed repairs
- Housekeeping services before, during, and after stays
- Professional linen laundering of sheets, bedding, and towels
- Lawn care services including seasonal plantings
- Trash Removal / Disposal
- Snow Removal
- Leaf Removal
- Seasonal updates for year-round properties (e.g., winterizing dock, dock toys, outdoor hoses, etc.)
Listing Preparation & Maintenance
We will evaluate your property for needed improvements, de-cluttering, rearranging, and cleaning prior to creating a formal listing. We can also handle the photography and create a professional listing for your property on the desired platforms, including VRBO, Airbnb, Booking.com, Expedia, and more. We will manage your listing for you, including the rental calendar, turnovers, housekeeping, service calls, and more. At year-end, we will provide you with all necessary tax documents from your rental income for easy filing.
